<p>With 27 available homes, priced from $649,000 to $14,900,000 ($4,414,733 avg.), there is plenty for the well-heeled buyer to choose from. The problem is, those buyers are sitting on the sidelines as evidenced by the lack of pending sales in August. Only one home closed and then, only after substantial price reductions.</p>

<p>Compared to many neighborhoods in Buckhead, Springlake didn&#8217;t do so badly in August. While real estate activity has been very slow this month, Springlake has about 6 months of inventory &#8211; an amount considered to be a balanced market.</p>
<p>There are currently 13 homes available in Springlake, priced from $269,000 to $959,000 with an average price of $595,300. There were two homes in August where the contracts reached a pending status, meaning they are closing soon. One of those, located on Monterey Drive, I listed.</p>

<p>It appears as though the real estate market in Peachtree Heights West took the month of August and headed to the beach. Of the 17 homes available, priced from $599,000 to $11,750,000 ($2,652,647 avg.) there was no activity that resulted in a pending sale, nor were there any closings.</p>
<p>What is obvious is that virtually every listing in the Peachtree Heights West neighborhood has been through at least one dramatic price reduction and many have been through a few agents, trying to find that magic. My advice is make certain you are priced aggressively, review your agent&#8217;s marketing plan and make sure your house is staged for potential buyers. And a lot of patience doesn&#8217;t hurt, either.</p>

A few of the large speculative new homes being built in the neighborhood have been taken back by the lenders. There are others that undoubtably face a similar demise.</p>

<p>With respect to the August real estate activity in North Buckhead, I have some good news. . .and some bad news. First the good news; North Buckhead led all Buckhead neighborhoods in sales for August.</p>
<p>Now the bad news; North Buckhead still has far too many unsold homes on the market &#8211; 82 to be exact. Of those, the vast majority is priced under $750,000 and most of those are priced under $500,000. Available homes range from $214,900 to $1,799,000 with an average of $757,480.</p>
<p>Four homes that were under contract from previous months had their contracts change to a pending status, meaning they are that much closer to the closing table. But at that rate of sales activity, North Buckhead is looking at more than three years of available inventory.</p>

<p>In the Mount Paran / Northside neighborhood, August is the time most residents take off for the beach or the mountains. Obviously the home buyers did the same thing! Real estate activity in August took a holiday with only one home out of the 41 available becoming a pending sale. That leaves 40 homes still on the market, priced from $300,000 to $8,250,000, with an average price of $1,879,023.</p>
<p>There was one closing that occured during the month. I saw the house. It was gorgeous, had tons of amenities and was well-priced. No wonder it sold quickly.</p>
